MEP Drawings

At Noblyn LLC, we design and deliver complete MEP drawing packages — mechanical, electrical, and plumbing — that make your building functional, code-compliant, and permit-ready from the first submission. Whether you are working on a residential property, a commercial development, or a large-scale mixed-use project, our MEP drawings are engineered with precision and coordinated across every discipline to eliminate conflicts before construction begins.

MEP systems are the lifeblood of any building — and poorly coordinated drawings are the number one cause of construction delays, cost overruns, and permit rejections. At Noblyn, we treat MEP design as an integrated engineering challenge, not three separate tasks. Our mechanical, electrical, and plumbing drawings are produced in parallel, cross-checked for spatial conflicts, and aligned with your architectural and structural plans — giving building department reviewers and site contractors a complete, clash-free drawing set they can rely on.

Benefits

Our MEP drawing service improves projects at every stage. We work closely with contractors, architects, and developers to produce fully integrated MEP systems that respond directly to the architectural layout and structural constraints of your building. From single-family homes and commercial offices to industrial facilities and mixed-use developments, we produce energy-efficient, code-compliant MEP designs that are beautifully coordinated and construction-ready from day one.

Perfect Planning — Coordinated MEP Design From Day One

Successful MEP coordination starts long before construction. At Noblyn, we integrate MEP planning into the earliest stages of the drawing process — reviewing the architectural layout, structural grid, ceiling heights, and spatial constraints before we design a single duct run or conduit path. This upstream approach allows us to route systems intelligently, avoid structural conflicts, and keep the building’s aesthetic integrity intact.

Our MEP approach section covers the full scope of building systems engineering — from preliminary load calculations and equipment sizing, through fully detailed permit drawings, to final coordination review before submission. Every drawing set we produce is signed off internally across all three disciplines before delivery, ensuring the package you submit to the building department is tight, complete, and approval-ready on the first round.

Approach

We begin every MEP project with a thorough review of your architectural and structural drawing sets. From there, our engineers design each system — mechanical, electrical, and plumbing — to optimise performance, minimise energy use, and comply with all applicable codes. Final drawings are cross-checked across disciplines and delivered as a unified, permit-ready MEP package aligned with your full construction drawing set.

Work Process

MEP Notes & General Specifications

Every Noblyn MEP permit set opens with a comprehensive notes and general specifications sheet — the foundation document that establishes the design basis for all three systems. This sheet includes applicable code references (IBC, NEC, NFPA, IMC, UPC), design criteria, equipment specifications, material standards, installation notes, and abbreviation legends. A thorough notes sheet reduces reviewer questions, demonstrates code awareness, and dramatically speeds up the building department approval process by providing everything reviewers need to evaluate the design intent before they look at a single plan sheet.

Ground Floor Lighting Plan

Our ground floor lighting plans show the precise layout of every light fixture, switch, and circuit across the ground level of your building. Each fixture is keyed to a lighting schedule showing type, wattage, mounting height, and manufacturer specification. Switch legs, three-way configurations, and dimmer locations are clearly indicated, as are emergency and exit lighting positions required by life safety codes. Our lighting plans comply with energy efficiency requirements under Title 24, IECC, or your jurisdiction’s applicable energy code — ensuring your permit submission meets both electrical and energy compliance standards simultaneously.

First Floor Power Plan

Our power plan drawings show the complete electrical distribution layout for each floor level — including receptacle locations, circuit home runs, dedicated equipment circuits, GFCI and AFCI protection zones, and EV charging provisions where required. Each circuit is traced back to its source panel, with circuit numbers clearly annotated for direct correlation to the panel schedule. Our power plans are drawn to scale and coordinated with the architectural floor plan to ensure receptacle placement meets both functional and code requirements — including ADA accessibility standards for commercial projects.

Single Line Diagram & Panel Schedule

The single line diagram is one of the most critical documents in any electrical permit submission — it shows the complete electrical distribution system from the utility service entrance through the main distribution panel, sub-panels, and all connected loads. Our single line diagrams clearly identify service size, main breaker rating, panel designations, feeder sizes, conduit types, and fault current capacity. Accompanying panel schedules list every circuit by number, load description, amperage, breaker size, and wire gauge — giving electrical inspectors and plan reviewers the full picture of your electrical system in a single, clearly formatted document.

MEP System Details & Schematics

Our MEP details package provides the technical depth that turns good drawings into great permit submissions. This section includes plumbing riser diagrams showing the complete flow path of water supply, drainage, and vent systems from fixture to point of connection; HVAC system schematics showing equipment connections, refrigerant lines, and duct system configurations; fire sprinkler coverage layouts; and fire alarm device placement plans with riser diagrams. Every detail is drawn to a scale that allows contractors to install exactly as designed — and reviewed to confirm compliance with applicable mechanical, plumbing, and fire codes before delivery.

Have Some Questions?

We Can Help!

A complete Noblyn MEP permit set includes mechanical drawings (HVAC layouts, load calculations, equipment schedules), electrical drawings (lighting plans, power plans, panel schedules, single line diagrams), plumbing drawings (water supply, drainage, riser diagrams, fixture schedules), fire protection plans (sprinkler systems, fire alarm layouts), and a comprehensive MEP notes sheet — fully coordinated across all three disciplines and aligned with your architectural and structural drawing sets.

Yes. All Noblyn MEP drawings are produced in compliance with applicable national and local codes, including the International Building Code (IBC), International Mechanical Code (IMC), National Electrical Code (NEC), Uniform Plumbing Code (UPC), and NFPA standards for fire protection. We research your project’s specific jurisdiction requirements before we begin and incorporate all local amendments into the drawing set.

We review the architectural and structural drawing sets at the start of every MEP project. Our engineers route all MEP systems with structural elements, ceiling heights, wall types, and space constraints in mind — eliminating the clashes that typically cause costly RFIs and field modifications during construction. All final drawings are cross-checked across disciplines before delivery to ensure full coordination.

Absolutely. Our MEP team handles the full range — from single-family residential homes and ADUs to large commercial office buildings, retail spaces, warehouses, mixed-use developments, and industrial facilities. Project complexity and code requirements vary by use type, and our engineers are experienced across all occupancy classifications.

Yes. All Noblyn MEP drawing packages include full revision support through the permit approval process. If your building department or plan reviewer requests corrections or additional information, we address those comments promptly and resubmit — at no additional charge — until your MEP permit is approved.
